Attorney (Due Diligence) (Legal)
We are seeking a Staff Attorney to join American Tower's U.S. Tower division's Legal department. The Legal team negotiates, drafts, reviews, and administers legal agreements relative to real estate transactions. Day to day you will prepare all documents relating to tenant licenses, ground leases, easements, and the resolution of issues that may impact a pending customer application or ground lease negotiation. As a Staff Attorney, you will partner cross-functionally to review and provide legal analyses of contract terminations, renewals, assignments, and responses to contractual defaults.

Review and analyze title reports and title commitments with a working knowledge of how to confirm ownership and identify adverse interests.
Review “as-built” and ALTA surveys with a working knowledge of how to identify property using metes and bounds descriptions and sectional references.
Develop and maintain a thorough knowledge of applicable state laws concerning common title issues, including but not limited to probate and intestate laws, statutes of limitations for liens, and joint ownership.
Assist with resolving title curative issues, including but not limited to missing deeds, interests, and memoranda of lease/assignments; utility and access easement issues; mortgages; liens; delinquent taxes; probate issues; and improper or lack of signature authority.
Work, in accordance with departmental and company policies, with external title and survey companies.
Draft title curative instruments such as ingress, egress, and utility easements; subordination and non-disturbance agreements; and affidavits.
Ensure process efficiencies and accurate and timely deliverables within provided cycle time goals.
Prepare legal analyses of and negotiate resolutions of property owner transactions and customer requests relating to terminations, renewals, and assignments.
Coordinate with other internal departments to resolve satisfaction issues with property owners.
Juris Doctor degree and a license to practice law in any state required.
Between 2–3 years of experience working with real estate title matters strongly preferred.
Attention to detail when preparing and reviewing contracts and supporting documents.
Strong written and oral communication skills, including the ability to present ideas and suggestions clearly and effectively.
Ability to work with different functional groups and levels of employees to effectively and professionally achieve results.
Strong organizational skills; ability to accomplish multiple tasks within the agreed upon timeframes through effective prioritization of duties and functions in a fast-paced environment.
Self-motivated; able to work both independently to complete tasks and respond to department requests and with others to utilize their resources and knowledge to identify quality solutions.
Good follow up skills; ability to track projects' progress and stay current on their statuses and milestones.
Ability to effectively build and maintain relationships both within the department and throughout the Company.
