About the Role
Position: Facilities Operations Specialist
Location: Manhattan, Kansas
Employment Type: Full-Time

As a Facilities Operations Specialist with LB&B Associates, Inc., you'll play a vital role in maintaining and enhancing the safety, efficiency, and value of our clients' environments. Your technical expertise and leadership will help keep vital building systems operating at their best, ensuring comfort and productivity for all who rely on them.
What You'll Do
Roll up your sleeves for a dynamic role with endless opportunities for impact! Each day as a Facilities Operations Specialist brings new challenges--and the satisfaction of solving them. Key duties include:
· Oversee and coordinate the daily operations, maintenance, and repair of facility systems--including HVAC, electrical, plumbing, structural, and safety systems--across a range of commercial and institutional environments.
· Lead, mentor, and collaborate with a team of skilled technicians, tradespeople, and contractors to ensure the highest standards of service and workmanship.
· Inspect building infrastructure and systems, identify issues, and prioritize repairs according to safety, urgency, and operational requirements.
· Interpret and implement engineering plans, blueprints, and technical specifications for renovations, repairs, and new construction projects.
· Develop and oversee preventive maintenance programs to maximize uptime, extend equipment life, and reduce operational costs.
· Ensure compliance with all applicable building codes, OSHA safety regulations, and environmental standards.
· Manage budgets, track expenditures, and maintain accurate records of work orders, materials, and system performance.
· Coordinate with facility managers, clients, and stakeholders to plan, schedule, and deliver projects with minimal disruption to operations.
· Respond to emergency situations, troubleshoot complex building issues, and implement prompt, effective solutions.
· Promote sustainable practices and support energy efficiency initiatives within the facility.
What We're Looking For
Do you bring a broad skill set and pride in your profession? We're looking for candidates who demonstrate:
· Bachelor's degree in engineering, construction management, facilities management, or a related field--or equivalent experience.
· Minimum of 3 years' experience in facility operations, construction, or engineering, preferably in commercial or institutional settings.
· Proficiency in building systems, including HVAC, electrical, plumbing, structural, and life-safety systems.
· Strong knowledge of construction methods, building codes, and regulatory compliance standards.
· Exceptional analytical and organizational abilities with a keen attention to detail.
· Familiarity with computerized maintenance management systems (CMMS) and building automation systems (BAS).
· Excellent communication, leadership, and teamwork skills.
· Physical ability to perform maintenance tasks, including lifting, climbing, and working in confined spaces or at heights.
· Commitment to safety, quality, and continuous improvement.
Preferred Skills and Attributes:
· Professional certifications such as Certified Facility Manager (CFM), LEED accreditation, or trade licenses (electrical, HVAC, plumbing).
· Experience managing capital improvement and construction projects from inception to completion.
· Knowledge of sustainable design and green building practices.
· Demonstrated ability to adapt to changing priorities and solve problems creatively.
· Customer service orientation and a professional, solution-focused attitude.
Typical Work Environment
Facilities Operations Specialists may work in a variety of settings--from state-of-the-art offices to active renovation sites. The role often requires navigating active work zones, adhering to facility-specific protocols, and occasionally working evenings or weekends to support critical operations.
Physical Demands
· Ability to lift and carry up to 50 pounds.
· Frequently standing, walking, bending, climbing ladders, and working at heights or in confined spaces.
· Manual dexterity and visual acuity for equipment operation and inspections.
· Tolerance to moderate noise, dust, and exposure to building materials (PPE provided).
