Commercial Estimator/Project Manager (Finance)
Will be required to thoroughly review Architectural & Structural drawings, cross referencing them with the information in the Specification book. The goal; create a comprehensive estimate with an accurate materials list. Will be required to prepare Commercial Project estimate packages for presentation to the customer by a salesperson. Will communicate, on a daily basis, with both internal and external customers to ensure all critical information is correctly incorporated into the Commercial estimates.
Position Essential Duties and Responsibilities
Proficient at analyzing blueprints and understanding Architectural, structural drawings as well as specifications and other documentation to prepare time, cost, materials, and labor estimates.Consult with clients, vendors, personnel in other departments to discuss and formulate estimates and resolve issues. Determines estimated cost of the project and prepares a quote package using knowledge of standard company pricing, discounts, and estimating formulas and guidelines. Works with the salesperson involved to ensure that all of the customers needs have been met, included and/or anticipated in the development of the estimate Skilled at developing estimates of raw building materials for Commercial projects to include the following product categories: engineer wood products, floor/roof trusses, wall panels, floor panels, loose rough carpentry materials, rough carpentry installation labor, siding and soffit materials, siding and soffit installation labor, exterior deck materials, exterior deck labor, finish carpentry and roofing materials. Confer with engineers, architects, owners, contractors, and subcontractors on changes and adjustments to cost estimates.Review material and labor requirements to decide the more cost effective way to produce components, projects or services. Relay any cost savings/value engineering ideas to the salesman involved. Compute load and grade requirements, material stress factors and be knowledgeable of local code requirements in order to determine design specifications based on the customers structural design needsPrepare cost estimates, bids, and technical reports. Types and designs customer presentation books. Be able to build a professional looking and informative bid cover sheet with the goal of decreasing the quantity of post-bid questions by the salesperson and/or customer.Contact suppliers in regards to availability and costs on special order products. Interact with and advises sales and customer service staff on technical aspects of customer inquiries and consult with the design and project management staff when more in-depth analysis is required. Be able to answer most questions using your own knowledge and experienceContributes to team effort by accomplishing related results as needed. May be required to train less experienced team members and review their work. Help develop, implement and monitor estimating control procedures.May be called upon to assist with special projects and assume responsibility for the development, administration and promotion of specific projects, as required. Be able to answer most questions using your own knowledge and experience.Plan and pace own work efficiencies in order to meet daily, weekly, project, or team related productivity goals.May be required to train less experienced team members and review their work.Be able to build a professional looking and informative bid cover sheet with the goal of decreasing the quantity of post-bid questions by the salesperson and/or customer.Understand and observe all safety procedures and practices in order to prevent injury to self or co-workers; attend periodic safety meetings as required; may recommend changes to improve safety procedures.Perform other duties and responsibilities as required and assigned.
Education/Experience
High School Diploma, GED or equivalent experience required. Minimum of four (2) years of experience in the estimating field. Architectural design or CAD knowledge preferred but not required. 3 years in lumber and/or building materials industry with emphasis on estimating and project management. Estimating software- PreBuilt or similar Microsoft office- word, excel, etc.

Knowledge, Skills and Abilities
Knowledge of materials, methods, and the tools involved in the construction or repair of houses, buildings, or other structures. Knowledge of principles and methods for showing, promoting, and selling products or services. This includes marketing strategy and tactics, product demonstration, sales techniques, and sales control systems. Knowledge of company products sufficient to look up/reference parts, products or component lists. Knowledge of design techniques, tools, and principles involved in production of precision technical plans, blueprints, drawings, and models. Knowledge of company product pricing, discount and estimating formulas and guidelines. Strong basic math and measurement skills. Strong Organizational and Time Management, Detail Oriented Excellent Verbal and Written Communication Using logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems Consider the relative costs and benefits of potential actions to choose the most appropriate one Determining how a system should work and how changes in conditions, operations, and the environment will affect outcomes Choose the right mathematical methods or formulas to solve a problem Apply general rules to specific problems to produce answers that will make sense Generate or use different sets of rules in writing so others will understand Keeping up-to-date technically and applying new knowledge to benefit the company and its customers Encouraging and building mutual trust, respect, and cooperation among team members Willing to obtain other training if deemed necessary in performance of responsibilities and continuing education
Working Conditions and Physical Requirements
Normal office conditions apply.Must be willing to drive and make job site visits. Employee must have clear, close vision for reading and computer work. Must be able to sit, stand, walk, balance, stoop, grasp, talk, hear and operate computer keyboard. Job may require reaching at or above shoulder level and below waist. Will occasionally lift/push/pull up to 25 pounds. May be required to walk throughout the lumberyard or production environment to perform some aspects of assigned duties.
