Community Manager (Sacramento-Multiple Locations) (Project Management)
The Community Manager oversees the day-to-day operations of the apartment community. This position is responsible for working with the Regional Property Manager to achieve the highest possible rental income, occupancy, and the lowest possible property expenses according to the building's approved budget and management plan. The Community Manager shall provide the highest standards of management to their assigned community. The Community Manager shall be guided by company policies, procedures, and direction from the Regional Property Manager while also supporting corporate staff.
JOB SUMMARY:
Specifically, the Community Manager will perform the duties as described below, but not be limited to the following:
Administrative - Computer:
Learn, train and operate property management software programs
Resolve resident issues or document incidents in preparation for legal action. Oversee and/or prepare all legal notices then issue them accordingly. Prior to eviction, discuss with the Regional Property Manager
Review, code, and approve invoices accurately and/or oversee the process and subsequent input to the computer, ensuring timely submission to corporate
Responsible for screening new rental applications by running credit checks, confirming employment and prior rental
Assure all income is deposited daily and applied correctly to the resident's ledger
Oversee the preparation of payroll time sheets and submit them to corporate in a timely manner
Be familiar with the property budget and work with the Regional Property Manager to minimize expenses
Ensure all resident files are complete at move-in and at move-out discarding old files according to policy and procedures
Maintain and perpetuate company policies and procedures
Prepare and/or oversee the weekly and monthly reports for accuracy and submit to corporate per company policies
Enforce the community policies to ensure quality living standards in your community
Maintain a continuous list of projects needs both administrative and property to discuss with the Regional Property Manager
Marketing:
Market the apartment community and lease to achieve the highest possible occupancy
Review all advertising on a weekly basis
Ensure the highest standard of curb appeal by walking the property on a daily basis
